Bird Dogging is probably the easiest way to get involved in real estate if you have no cash and no credit. While you are working on your cash and credit issues being a bird dog can help get you into the game of real estate investing.
It’s also a good way to test the waters. Here is the truth that most people are unwilling to admit when it comes to real estate investing. This business is very stressful and is also very frustrating. There are times that you are going to be worried, pacing the floors and you will feel all the pressures that come with running your own business but the satisfaction comes when you have a passion for real estate investing. Once you get a taste for it then it will become irresistible. Notice I did not mention money and wealth? Yes real estate will take you there but its more about having a passion for this business. Otherwise you will not make it.
So you want to test the waters of Real Estate Investing.
Here is what you’ll need to get going. You will need a camera, the knowledge of how to find possible deals, and also the network of investors to refer potential deals too. So your first step should be to acquire knowledge of how to find properties and also you should be making a huge effort to network with the investors in your area.
Once you find a potential house here are some things that you can do to make your package more profitable. Find out the names of the people who own. Talk to the people and see if they are a motivated seller. Find out why they are selling. If possible find out how much they owe on the house.
Make sure you get a picture of the property. Do your best to come up with an estimate on repairs. If necessary ask a contractor to verify that you are close to the right number.
After talking to the people you should have a pretty good idea if it might be a deal. If you believe that it might be go to your courthouse either online or in person. You will want to find out the taxed assessed value of the property. You need to go to the deeds room and find out what liens are on the property.
So after all of this work you should be ready to take this information to your investor. If the investor takes your information and buys the house then you should receive a fee somewhere between $500 up to $2,000 depending on the work you did and the deal that you have with your investor.
This is the easiest way to get started in the real estate investing business. Its all about networking and putting forth the effort to find a few possible deals for your network of investors. Once one of them buys a home that you found for them then you have just become a real estate investor.
Is this get rich quick? No its just like any other business it’s a matter of the effort and work that you are willing to put into it. If you want to give real estate investing a try I suggest you start with bird dogging it will give you a place to start.
